What is something most people don’t know about real estate?
Everything is negotiable. Not just price. There are closing costs, repairs, furniture, closing date, etc. Working with your realtor on either the buy or sell side of the deal to determine what is really important to the client is so important.
What is something that surprises homeowners the most about the selling process?
What a difference staging can make! Buyers walk into homes expecting them to look like homes they see on HGTV. Staging can make a huge difference in how quickly a home sells….typically they will sell 3x faster than non-staged homes. Potential homeowners need to picture themselves living in your home, making dinner in the kitchen, spending holidays together with extended family, and playing yard games with their children. A common misconception is that the entire home needs to be staged. The most commonly staged rooms are the living room, kitchen, and master bathroom. The majority of homebuyers will first see your home online meaning they will likely make up their mind whether or not they want to see your home from the pictures.
What is your advice to those looking to buy in the Waukesha area?
Patience and consistency. We are in a fast-moving housing market with low inventory. In November 2019 there was a decrease of -12.4% for new listings year over year. We do not expect there to be a large change in inventory any time soon. You need to be in touch with your realtor. They will keep you informed of new listings and price changes as they happen. In Wisconsin we do have a seasonal market, however, people move year-round. January and February are busy months so don’t fall into the “spring market” trap.
What is your favorite interior design trend you’ve seen recently?
We’ve noticed a lot of the colored kitchen cabinetry and brass hardware lately, open shelving is also huge. Walls still painted in soft whites, neutrals, light gray. Bathrooms have had exposed shower plumbing and porcelain tile mimics. We are finding people are trying to get away from the cluttered look and stick with minimalistic simple decor.
